REITs and InvITs
- In March 2026, the Securities and Exchange Board of India (SEBI) approved measures to enhance Ease of Doing Business for the activities of Infrastructure Investment Trusts (InvITs) and Real Estate Investment Trusts (REITs).
- InvITs and REITs are collective investment vehicles that pool capital to invest in income-generating infrastructure and real estate.
- They are structured as trusts, where the trustee holds assets for the benefit of the unit-holders.
- SEBI mandates that these trusts must distribute at least ninety percent of their net cash flows to investors.
- Listed InvITs provide high liquidity compared to direct physical investments in large-scale infrastructure or real estate projects.
