Recently, the Government of Maharashtra proposed the Digitisation and Exchange of Land Token Assets (DELTA) Act to establish a state-backed legal framework for Real-World Asset (RWA) tokenisation.
What is Real-World Asset Tokenisation?
- It refers to using blockchain and Distributed Ledger Technology (DLT) to represent ownership or economic rights in physical assets- such as real estate, bonds and other securities as secure, verifiable digital tokens.

India’s Regulatory Approach to RWA Tokenisation
- RBI’s Perspective: The Reserve Bank of India (RBI) views RWA tokenisation as a technological layer to improve market efficiency, rather than a replacement for regulated financial institutions and frameworks.
- Demat 2.0: Launched by RBI and the Securities and Exchange Board of India (SEBI), Demat 2.0 establishes a sovereign-backed RWA tokenisation ecosystem using DLT for corporate bonds, integrated with the RBI’s wholesale CBDC through the Unified Market Interface (UMI).
